Most warehouse owners run a stack of vendors — one for grounds, one for snow, one for the roof, three for everything else. We replace that stack with one COI, one point of contact, and one invoice. Here's exactly how each line is structured and priced.

01 · Retainer

Routine site care

A standing monthly presence on the property so small things never become big ones. We walk the site, keep the grounds, police the lot, and check the lighting on a schedule — not when a tenant complains.

02 · Per event

Snow operations

Priced per event and billed separately from the retainer — so you only pay when it actually snows. We run 24/7 dispatch through the season and keep your lots and walks clear before the first shift arrives.

03 · Hourly T&M

Reactive work

When something breaks, you call one number. Reactive work is billed time-and-materials at a transparent blended rate, with after-hours and emergency multipliers stated up front. No surprise markups buried in an invoice.

04 · Project

Capital & general contracting

When a project goes beyond maintenance — a buildout, a roof, a repave, a capital improvement — we run it as your general contractor. Clear fee structure, owner approval on real spend, and standard AIA draws so the books stay clean.

Engagement model

How we price the relationship.

Straightforward terms, written down before work starts. No mystery line items.

Retainer
Flat $/sq ft / mo with a capped minor-punch allowance. Year 1 is flat; Year 2+ adjusts to CPI within a defined floor and cap.
Snow
Priced per event, billed separately from the retainer. Owner only pays when it snows.
Reactive (T&M)
Blended hourly, with after-hours and emergency multipliers. Materials and subs billed at cost plus a fixed handling fee.
Capital & GC
Fee on managed hard cost or margin on self-perform. Owner approval on jobs above a set threshold, standard AIA monthly draws.
Term
12-month flat in Year 1, auto-renew, with 60-day termination for convenience.
